Position Objectives:

General Statement of Duties

 

Performs technical and trades work in the maintenance and repair of facilities, grounds, and equipment.

 

Distinguishing Features of the Class

An employee in this class performs or assists with performing a variety of facility, and equipment maintenance and repair activities including HVAC, plumbing, carpentry, electrical, masonry, painting and grounds tasks.  Work involves tasks at a variety of buildings and surrounding grounds, and remodeling projects.  Work requires initiative and knowledge of trade practices and skills.  Employees are subject to working in inside and outside environments, extreme temperatures, and hazards in the work including exposures to loud noises, vibrations, proximity to moving mechanical parts, electrical current, working in high places, exposure to chemicals, fumes, odors, dusts, mists, gases, and oils. Duties may expose employees to human body fluids and thus they are subject to the OSHA requirements on bloodborne pathogens.  Workers are also subject to work in close quarters such as crawl spaces, septic systems, and small rooms.  Work is performed under regular supervision and is reviewed for adherence to prescribed procedures, lasting quality, effectiveness, appearance, and functionality through conference, inspection, and a review of records.

 

Duties and Responsibilities

Essential Duties and Tasks

Performs preventive maintenance; assists in the installation of new heating/air conditioning equipment and systems; maintains interior and exterior lighting.

Participates in repairing, remodeling, and/or replacing building structures, offices, and performs or assists with a variety of carpentry tasks; assists with building and repairing bookshelves, desks and cabinets; paints a variety of surfaces, repairs carpet, moves furniture, set up rooms and facilities for functions.

Repairs and replaces electrical fixtures such as light fixtures, ballasts, outlets, switches, etc.

Repairs and maintains plumbing fixtures in County facilities including the jail holding cells, unstops drains, installs valves, and repairs leaks to toilet and kitchen plumbing fixtures, water heaters; maintains water filter systems, backflow preventers, and fire sprinkler systems.

Helps in changing and repairing electrical motors, controllers, and other electrical equipment.

Performs concrete and brick and block work in maintaining and repairing septic systems.

Participates in snow and ice removal around steps, sidewalks, etc.

Completes work orders and makes records of work activities.

Participates in the County's safety program and procedures.

Knowledges, Skills, and Abilities

Considerable knowledge of the principles and techniques of HVAC, carpentry, electrical, and plumbing trades

Considerable knowledge of the methods, tools, and equipment used in the assigned trades.

Considerable knowledge of safety regulations, occupational hazards and related safety precautions in the work.

Skill in internal customer service excellence and collaborative conflict resolution.

Skill in the use and care of tools.

Ability to detect by inspection broken or worn parts.

Working knowledge of the principles and techniques of building trades.

Ability to read blueprints.

Ability to understand and follow oral and written instructions.

Ability to exercise independent initiative.

Ability to establish and maintain effective working relationships with employees, supervisors, and the general public.

 

Physical Requirements

Must be able to physically perform the basic life functions of climbing, balancing, stooping, kneeling, crouching, reaching, standing walking, pushing, pulling, lifting, grasping, feeling, talking, and hearing.

Must be able to perform heavy work exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently; and/or up to 20 pounds of force constantly to move objects.

Must possess visual acuity to operate machines such as drills and power saws, to perform skilled trade’s tasks, and to keep and maintain various records.

 

Desirable Education and Experience

Graduation from high school supplemented by course work in technical or trade skills and two years’ experience in building maintenance; or an equivalent combination of education and experience.

 

Special Requirement

Possession of a valid appropriate N. C. driver's license.
